Sellers were just deciding hey let’s sell and no real thought was given because you didn’t have to be concerned, if you haven’t maintained it or upgraded it, how the home showed or even if the list price was reasonable. The buyer demand was high and inventory low creating multiple offers over asking, appraisal gaps, waiving contingencies and so much more. The market calmed down when the interest rates rose so it put us in more of a normal market. This means that there is more negotiations going on which tends to level out the market between the buyers and sellers where it’s more of a win-win situation.
